1. Petrifying Ponding Water - A dark, eerie abyss of water that lingers on your roof for more than 48 hours after rainfall, (called "ponding water") is sinister for your commercial roofing system. What's really startling is that ponding water magnifies sunlight on your roof, particularly UV rays which ages roof membrane at frighteningly fast rates. There's no need to panic, with a hand from your roofer this problem can be solved with a drain cleaning or additional roof drain installation.
2. A Cauldron of Foliage - It's batty to assume that your roof drains are clear and operating normally, especially if there are trees looming around your building. Beware of rotten leaves and other mysterious objects that clog your roof drains.
3. Left for Dead: Abandoned Roof Penetrations - Ancient satellites and deserted AC units left on your roof is a spell for trouble. Parts and pieces of inactive roof penetrations can fall over without warning making punctures. Also, without maintenance, old flashings will eventually become leaky. Avoid dreadful leaks by capping your inactive penetrations or patching back to the deck.
4. Crusty Caulking - If your roof's sealant is collecting cobwebs, it is time to re-caulk before anything starts to leak. The best time to repair caulking is when your roof is bone dry.
5. Mummified Membrane - When every rainfall is like a dance with the devil, a roof replacement might be in the cards. The trick is to identify and repair hair-raising deficiencies like warped membrane with a Preventative Maintenance
inspection to extend the life of
your roof.
